Collateral Type: Directed Capital focuses on loans secured by Commercial Real Estate including both Investment and Owner-Occupied. We acquire loans secured by traditional asset types including Office, Retail, Industrial, Warehouse, and Multifamily. In addition, we have expertise with special use properties such as Senior Housing, Hospitality, Restaurants, Self-Storage and Car Washes. Finally, we are open to acquiring Commercial & Industrial loans secured by business assets including Accounts Receivable, Inventory and Equipment.
Loan Size: Directed Capital focuses on individual loan relationships ranging from $1 million to $25 million and pools of loans that can exceed $100 million.

Featured Case Studies
Regional Bank
Directed Capital facilitated the acquisition of a large community bank by a regional bank. The regional bank wanted to dispose of $36MM in criticized assets on the community bank balance sheet prior to closing. Directed Capital aggressively bid $32MM of the larger assets and introduced another private equity group to acquire the smaller assets and complete the portfolio sale. From initial due diligence to closing on the portfolio, we completed the process in under 45 days.
National Life Insurance Company
Directed Capital acquired a loan portfolio totaling $30MM in principal balance with strong payment performance. The collateral in the portfolio was spread throughout 10 states and included a variety of collateral types with a concentration in retail. We provided the best pricing on the portfolio by formulating a creative exit strategy for the largest credit.
Senior Housing
Directed Capital acquired an $8.5MM loan relationship secured by multiple assisted living facilities from a regional bank. The relationship was inherited by the bank from a predecessor institution. The relationship had legacy payment issues and had been through a series of modifications. The relationship was performing under the most recent modification which stretched out for several more years. The bank was incentivized to remove the relationship from its books but did not have a viable exit strategy in the short term. Directed Capital leveraged its contacts and extensive knowledge of the senior housing market to provide the bank with a strong price and resolution.
