Guiding Principles
Directed Capital’s “investment partnership” philosophy ensures that its interests and directives are aligned with those of its investors. As part of this approach, the firm invests its money alongside its partners and other investors, earning returns on its investments only when its partners and other investors profit.
Investment Objective
The objective of the partnership is to realize income primarily from acquiring performing, sub-performing and non-performing commercial mortgage loans at a discount and implementing effective asset management strategies to seek repayment or disposition of the loans at amounts greater than the original investment.

Since its founding in 2001, Directed Capital has sponsored 10 funds and has acquired and originated more than $2.2 billion in commercial real estate assets.
DCR Fund I
Atlantic American Mortgage Fund I, LP
In 2001, Directed Capital formed DCR Fund I, a closely held company. The Company acquired $40 million of commercial real estate secured loans and related commercial real estate. This fund is fully resolved.
DCR Fund II
Atlantic American Mortgage Fund II, LP
In 2002, Directed Capital sponsored its first limited partnership. The Partnership acquired more than $125 million in commercial real estate secured loans and related commercial real estate. This fund is fully resolved.
DCR Fund I
DCR Mortgage Partners III, LP
In 2005, Directed Capital sponsored DCR Mortgage Partners III, LP. The Partnership acquired more than $200 million in commercial real estate secured loans and related commercial real estate. This fund is fully resolved.
DCR Fund IV
DCR Mortgage Partners IV, LP
In 2007, Directed Capital sponsored DCR Mortgage Partners IV, LP. The Partnership acquired more than $225 million in commercial real estate secured loans and related commercial real estate. This fund is fully resolved.

DCR Mortgage V, LLC
In 2011, Directed Capital sponsored DCR Mortgage V, LLC. The fund was solely institutional capital and acquired $40 million in commercial real estate secured loans and related commercial real estate. This fund is fully resolved.

DCR Mortgage Partners VI, LP
In 2012, Directed Capital sponsored DCR Mortgage Partners VI, LP. The Partnership acquired more than $300 million in commercial real estate secured loans and related commercial real estate. This fund is fully resolved.
DCR Fund VII
DCR Mortgage Partners VII, LP
In 2015, Directed Capital sponsored, DCR Mortgage Partners VII, LP. The Partnership acquired more than $550 million in commercial real estate secured loans and related commercial real estate assets. The Partnership is successfully resolving assets and plans to be fully resolved in 2024.

In 2017, Directed Capital sponsored, DCR Mortgage Partners VIII, LP. DCR VIII is an investment entity with non-US investors that co-invested with DCR Mortgage Partners VII, LP.
